I was determined last year and then life happened (moved august and had a baby in jan) but this year feels like time to get after it.

With the numbers, there is nothing much left as positive cash flow, but on one side I think it might be a good idea to sell itand in the near future start looking on the other side of town for properties that are in areas with many renters and look for better cash on cash return, on the other side, I currently have a veryyoung family (2 very young babies), can't really find enough time for a more aged property that will need time for maintenance/finding contractors etc...

Well, with a baby on the way, we called my bank to see if we could start looking for a bigger house already.

Maybe because one of the renters is expecting a baby.  

Unfortunate for me, but happy for her, she just had another baby and her time is limited right now.

IMO Resell this baby for a profit then find a 4plex at $100-200 a door.

There are other ways that we have managed this when my mother would take off (alzheimers) like baby monitors and  those things that beep like your fridge so there are other options.
