I own an Architect firm as well as a mortgage company and Real Estate company.

Wife is architect specializing in adu construction in the east bay.

The architect is responsible for designing the building specifying certain materials that meet their criteria (i.e. lined ducts, adhesives glues and pain with low voc contents, etc.).

My original idea was to build homes out of these but I am still doing more research (I have alot of info) and Im in illinois and I cant find an architect who will touch that Idea or at least be reasonably priced for it.

Get a licensed Architect and contractor as part of your team.

Then the fund will pay for survey, architect, engineering, geotech, landscape design and permit intake fees.

Not sure about your specific codes so check with an architect or someone more knowledgeable but typically one of those exist can be a little light well with a window about 5 ot 6 SF of open space.

Doctors, Lawyers, Architects, Hairdressers, etc...will spend thousands and thousands of dollars to educate themselves for their chosen career path...and think nothing of it.3 - When you add up 1 + 2 above, you should expect to pay for your career path knowledge as well. 

My favorite one is when a prominent newspaper predicted the World would End on April 17th, 1785 (or some such date).
