I will take Lake County over Orange County. 

You have to know the local market and the properties themselves to be able to tell what is an apples to apples comp and what is apples to oranges, which is really hard or impossible to do virtually. 

So now she teaches a couple of classes per year to other people that want to know what she's doing.I run the Orange County Investors Club and have heard several speakers and teachers.

I'm sure every place is different but in Orange County, CA their ads tend to be pretty bad and their management services are very rudimentary.

@Ryan Judy, I am not sure about the code and zoning restrictions in your jurisdiction, but from my experience on similar projects in NYC sprinklers were required among many other additions.

I am from up there and invest north of seattle and arizona - Orange County is too pricey.

That is an apples and oranges comparison.What matters to me is "what is the best investment for my IRA, where I can obtain the best combination of low risk and consistently favorable returns?"
