Hey Sean, I added an ADU to my primary residence in Sacramento a few years ago and have been renting it out as mid term rental mostly to traveling nurses.

He pays me top-of-market rents, handles his own repairs and maintenance, and puts the units on different platforms or rents them out to travel nurses, etc.

Finishing up on my first flip and seeking the elusive second deal, here is the scenario:Vacant house, father passed away 9 years, and the mother is in a nursing home.Did some research and found the sons phone number and cold called him.

I'd rather be upfront about it than go down the path only to have it fail in escrow just before the transaction goes through.Yes, the tenant is both living there AND running a business out of there, and that business is a nursing home, so they're getting customers who live there.

I'm not certain, here, but I think that Medicaid is entitled to the proceeds of the sale of the house, up to the entire amount paid for nursing care for his parents.

I use the date/time stamp feature in Quickbooks just to establish a legal time line of events.As a nurse, I have had occasion to make referrals to Adult Protective Services. 

Good chance it’s on the up and up, but bad practitioners need to be exposed.
