Jut to throw some more in the mix here for you Marina, I've heard of Base CRM and Solve CRM being thrown around as well - I personally have experience with SolveCRM and find it great for tracking everything - almost everything can be automated!

It really depends on the investor, one of my mentors wanted the newbie to automate some of the property management tasks for his properties.Also one word of warning, there are lots of investors happy to take people on but plenty that have also been burned by dozens of newbies wanting to join but then quitting when the going gets tough so don't expect everyone to welcome you with open arms.
