I'd say what I'm looking forward to from a recession is us (investors) as a community coming together and helping each other out to find good deals, strategize as a community, and build up the housing market again (assuming it crashes) so people can live comfortably and have places for their families to grow and get back on their feet, find jobs etc. 

The deal exemplifies our ability to deliver outstanding results through strategic investments.

If they can't pay, you want then to move peacefully, rather than choose to strategically default on the rent in their attempt to get financially soluble.

It's good to have an exit strategy at the beginning, but it should be more based on strategic necessity than forecasting appreciation over time.
