The application fee is for sure a way to weed out some iffy tenants, but the price could take out some major players as well.

If you have excellent credit, theres the major players, Chase,Amex,BofA,Citi,Barclays,etc that don't report the trade lines to your personal credit report, try to get the most with them.

This is where I learned (and still learn) where the players are in this area.  

There might be a adverse possession/quiet title angle if the 7/8s owner has possession and pays the taxes for the required number of years.My experience is that making offers to owners of partial interests, which I've done several times, makes the players make-up and agree to sell.

The third is tenant quality, no doubt there is some riff raff in Ogden, you have to screen thoroughly.I like it because 1) the enormous amounts of money the city has put into it to turn it around, 2) some of the big players around here have planted some flagship investments with retail, food, entertainment, new apartments and townhouses, and 3) there are a lot of blue collar people which means renters.I've run across a few deals near Weber State, not often, but they're usually expensive.  

Most players tend to be older and there aren't the same amount of young people playing as there were in previous generations.
