Old houses with old owners who are downsizing or moving to nursing homes, many times the property is mechanically solid but the cosmetics are from 1970.

You however tend to see the one individual piece of wholesaling I do not agree with (Notice I never said Hate or even judge the practitioner) and continue to twist it and turn it and throw out a ton of generalizations, name calling and the like.

I also like where owners are administrators (which usually means a nursing home situation) or an executor/executrix (which means they're looking to settle an estate) - Again, essentially anything that implies a motivated seller.And most Realtors aren't investors, they're essentially a salesperson to owner occupants.

To me it is the same as telling a kid that wants to be a doctor that he should study nursing because it is easier.Don't strive for mediocrity.
