I will add to the above information that this is the practice I have observed when dealing with short sales.

This is my observation of the KC market.

I'd say first identify a strategy and establish your Core 4.The main challenge I observed is that individuals often lack a clear end goal or strategy, or they select a market that doesn't align with their chosen strategy.

As Herbert Stein Wryly observed, "if something can't go on forever, it will eventually stop." 

Industry observers say consumers see bikes as an alternate means of exercise while gyms are closed, an antidote to “cabin fever” and a form of transportation that avoids mass transit crowds.

And although I've given out money and things of monetary value, I've observed with extreme accuracy that contributions of knowledge and experience have benefitted their recipients far more than contributions of monetary value.

I bet each one of them was at one point, just like us, making observations about how they are ALL the same and than they became part of the the "ALL".
