And we rent our place out to filming productions, and have used Airbnb (before our city banned it), rented to travel nurses, and foreign exchange students!

Some are great for appreciation, many for cash flow, some offer high ROI for STR, student rentals, travel nursing, etc.

One side issue, what if mom needs a nursing home.....I've read elsewhere that the Medicare folks are smart enough to ask: "does mom own a home or other assets that she should use to pay for her nursing home (and exhaust those funds) before Medicare pays more.....and they're smart enough  to ask "has she gifted her home to the kids in the last 5 years?

My niche since 2010 is helping seniors downsize into low and no maintenance living (think 55+ communities, independent living cottages, assisted living, skilled nursing, and memory care). 

(In Ohio, unless the tenant recently moved to the state you can require that the letter be from an Ohio health practitioner)The tenant is required to have a legitimate relationship with the healthcare provider... you don't have to accept any old website certificate: ask the tenant and the provider if the tenant sought out this provider specifically to obtain an esa and if the tenant has been seen by the practitioner before or since.You may ask for vet records showing that the animal is in good health, free of parasites and has all required vaccinations.

I'm curious if anybody is aware of loan/mortgage programs available for nurses/healthcare professionals?

I am a nurse at a nearby hospital making roughly 65k a year with options for overtime- no debts.

For example: you got your nursing degree in May 2021 completed and started working for x hospital May 17 and have a contract and first paycheck to show - bingo.

I currently have a primary that I started house hacking by converting the detached garage into a 700sqft 1b/1b unit that I rent to travel nurses, $2,500 a month.

Next phase:I seriously considered doing either a medium-term rental (travel nurses thru FurnishedFinder.com) or Rent-by-the-room strategy with college students.
