Especially pressing one's way into a market with a dominant existing force rapidly expanding. 

I get it that the whole Disney v DeSantis thing makes for satisfying press but I guarantee it has negligible effects on anything when it comes to money.

I can't see why it would be, but the reason I kept reading the whole thread was because I wanted to learn if I was wrong.Thank you, Jason and Stephani for continually pressing the issue!

Also, the narrative (from the press) was that areas like Phoenix or Atlanta had been overdeveloped in 2006. 

However, these days you will be hard pressed finding conventional lenders who will go beyond 30yr amortization and many have tightened-up to a 25yr max on residential property regardless of whether it is owner occupied or a rental.
