I have allot to offer as far as being a general partner but I also might be doing a little wholesaling in the meantime while I learn more. 

We don't allow advertising or deal making in our Private Message System, so that could be the issue. 

More and more I see buyers look online, drive out to the house, and then while sitting in front of the house, CALL. 

I am located in Arizona and have been in manufacturing for 20+ years while my brother is an experienced contractor based in California.

While it would take up half the yard, with proper lanscaping, it can be made into a nice looking haven for the tenants if they choose to use it.Could rent out for $1k in the area.

I currently self manage so I don't have systems/team.

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it. 

This strategy could give you steady cash flow while avoiding some of the volatility that can come with Airbnb.

You don't want to overstretch on the first one.In terms of evaluating quality deals, you won't know what those are for a while so you want to get as many reps looking at properties as possible.
