The long and short of it is that the trust would sell the props and reinvest into other income producing assets, and you could draw income from the trust during your life, and then whatever remains when you pass would go to your chosen charity (or educational institution, they reeeeealllly push this on their wealthy alums, but I like the idea of funding a worthy charity, personally).

If more wealthy decide to change their residence to Nevada,Texas ,Florida or another no income tax state it seems like it could have significant repercussions for CA.Will be interesting to see what happens.

Unless you’re independently wealthy, it’s really hard to invest in real estate - or even pay your bills for that matter - if you don’t have a job.

The wealthy developers I know will often ask for owner financing just because it's easier than tying up more cash.Cash is king and just because you have it doesn't mean you want to have it tied up.
