I have been hesitating on pulling the trigger for about a year now and I am getting frsutrated.

Anything over 30 days just about everywhere triggers tenants rights and you could get really stuck without a full bore lease.Checking into each tenant will help keep damage to a minimum.

We have been thinking about this for a long time, but finally decided to pull the trigger.

I also think the election results will trigger a material change in the financial markets and influence borrowing costs.

Yes, I would want to know about that.Start by asking the policy for what situations trigger an update to you the landlord.
