Option D: you are considered a "disqualified person" to your IRA and as such are prohibited from engaging in any transaction in an IRA or receiving any benefits from the IRA (directly or indirectly), therefore I strongly suggest you avoid this option if you wish to stay out of trouble. 

I could go on for days about these people but stay away from them like the plague. 

Close to a cool little town, close to an area attraction, etc....Also do a search here and see how to screen guests, in addition to what the hosting sites do.... like no last minute bookings, no short stays....

If they insist on staying, then they abide by the contract, period.Tenants threaten to sue all the time.

You could choose to let your mother stay in the property rent-free.

You will also need to vet out contractors in the area to ensure you that they can stay on top of your project and will do what they say.

Tenants prefer detached housing over attached housing and stay longer. 

She can use that money to get a hotel room or short term rental....or stay with family or friends.

I just stayed in a hotel in Moab and we had an A/C issue and it took two days to resolve and, honestly, that's not that out of line with my normal experience at hotels.I don't know where people dreamed up this idea that all hotels have someone waiting outside your room ready to resolve anything in 5 minutes.
