Agent is doing a very poor job if they are allowing their seller to take an offer for 20k less than you can sell It for.an agent with MLS cast a wider net and has a much easier time than selling property than a wholesaler.. at least as it relates to just fix and flip properties.there are instances were an Agent and a Seller might not realize hidden value that a sharp investor will know.. this is how we make our money.. mining for gold..

Most land Ack guys I work with .. ( if they work for Horton or Lennar) have a back ground as Real Estate brokers.. so pretty sharp dudes
