You have to supplement the chips seasonally for it to stay sharp.  

He didn't mention it being covered in the lease, and he seems like a very sharp man, so I feel like it would have come up.

If the section that's bad is at/close to a sharp bend, or has an obstruction, it's entirely possible that section could be extremely deteriorated compared to the rest of the pipe.

I have also worked with professionals that drive 15 year old cars that will knock your socks off with sharp advice.

This guy is sharp, but if he wants a straight conventional sale I have no chance of buying.

Agent is doing a very poor job if they are allowing their seller to take an offer for 20k less than you can sell It for.an agent with MLS cast a wider net and has a much easier time than selling  property than a wholesaler.. at least as it relates to just fix and flip properties.there are instances were an Agent and a Seller might not realize hidden value that a sharp investor will know.. this is how we make our money.. mining for gold.. 

Those areas have seen some sharp drops in prices that aren't really directly related to foreclosures.I'm not seeing the banks offering any stellar deals to get rid of properties in my area.

Most land Ack guys I work with .. ( if they work for Horton or Lennar) have a back ground as Real Estate brokers.. so pretty sharp dudes
