Please advise on best route. - After purchasing a home for what I feel was to much I am trying to determine the best route.

If you go this route, then I recommend you notify them well in advance (90+ days) and offer them the option of moving out early without penalty.

I would also like to talk with others that have the turnkey route and pick your brain.

I originally thought this would be a low cost route to documenting the issues and alerting others.

What route of real estate investing are you thinking about pursuing?

I love your suggestion to reconnect with the network and go the route of asking if they know anyone who might need an agent rather than directly pitching my services to them.

However, as others suggested, you may want to also consider hiring a property manager.Should you go the route of registering an LLC you could always choose to use a registered agent for anonymity on the LLC.

I have had to truly suck up my principal which has been hard and one day I might but starting out you know that it is just survival mode so you can afford to grow more and ten years in be able to be more picky if choose to change routes. 

I would recommend weighing the pros and cons of using or realtor or going the fsbo route.
