"limited access to capital until retirement age" - I don't like this statement.

This is not an absolute truth by any means, but a way to filter and have a better shot of those looking to sell/retire.   

I am near retirement from the 9-5 and would like to diversify into rental properties.

We have been putting most of our extra money into retirement accounts before this.

After the dust has settled, you did not benefit from depreciation and did not suffer from depreciation recapture.The above effect exists whether you invest inside or outside a retirement account, same exact mechanics.

Especially in tax advantaged retirement accounts.

Put up a website, go knock doors, go talk to retirement communities, divorce attorneys, GET OUT THERE it's really not complicated.
