As an Agent in Austin several years ago, one of the top HS in the city got a very low overall rating, but when you dug into the data, it was because there had been too many minority students dropped out of the HS remedial programs.

Most are also licensed real estate brokerages so they have all the proper licensing, liability coverage, E&O insurance as well as remedy through the State’s oversight board.

In my case, there are major issues like roof replacement, siding, mold remediation, etc. and the house is vacant and in very poor shape, so there is no way any of these violations will be taken care by the seller.

I did not know that the Seller would be providing all money necessary to remedy the deferred maintenance. 

There is no remedy to that one.

Just stay true to your investment criteria and make sure that the numbers work when trying to remedy these issues and you should be ok 

And many fly by night investors came in to fix and flip without proper flood remediation. 

Just this year walked away from a deal when the seller would not remediate radon.  

I might be phrasing it incorrectly- Alliance Environmental did the tests that showed we had asbestos in the popcorn ceilings and they are a company who can provide remediation, but they are not the company who caused the problem.

Apparently remediation is going to cost around $2,000 with and if I want to prevent it in the future, a $100 / month servicing contract for bedbugs.
