That seems to be punishing the landlord for what the tenant has done.

I guess it would be a good thing I know the coach and could easily make them suffer by running or any other punishment.

I'm not an attorney, but I would assume that ignoring a court order is punishable by the courts.  

Being underleveraged is a bad thing in the corporate world, analysts and shareholders will punish a company for not beeing leveraged properly.

You definitely can't punish them by keeping money that isn't yours.
