Either way, converting a duplex into a SFR and possibly seeing the valuation of the new dwelling rise significantly (as a result of the conversion) seems like an anomaly that might only work in a select few places in St Paul.An intriguing thought to ponder.

Hi everyone, looking for your thoughts on a subject I am sure many small retail landlord are pondering one form or another.I consider allowing a tenant in on a month-to-month basis from April til December at 50% normal retail price as they need less than 50% of the space available though if the business picks up they will definitely utilize the other half as well (and get to normal rent, of course).Being month-to-month and with minimal changes/investment required I keep the option to showcase to other candidates and switch them on the fly if a better candidate shows up.My concerns are less with the tenant than with the appraisal and tax office.

Let me lay out the situation we are in and then ask the question that I have been pondering:- We are currently in the process of a new-build townhome, to be completed end of June- We only needed a pre-approval letter + earnest money in order to "secure our spot" for the home.

So I say draw a big circle around DFW area and look around that circle edge….and possibly outside it….so for example on the north side Justin and Ponder and as you move along the circle...Denton and Krum, Aubrey, Sanger, Pilot Point, Prosper, Melissa, Anna, Princeton, and north to Sherman and Denison and all the small towns in between there and McKinney.
