Even with my former partner (who was our 'PM / GC' on site for our projects), it was sometimes tough navigating the process, managing budgets and costs, and keeping everyone in line, including him. 

It is a lofty goal with no easy path to accomplishment, but what you describe seems unlikely to accomplish the goal.Note most people on this site are RE investors.  

I really do appreciate all the advice on this site and can't wait until I'm the one giving it instead of only asking for it. 

I'll take any and all advice any of you have, but the two things I'm looking for specifically are: what sites, services, and/or software you use and recommend for sceening and managing tenants? 

Evaluating deals on this site will help you understand expenses, income, and financial statement.

Curious if we have to officially wait till trump is president or if some banks have already started the process.

The reason I say this is that I just hired a handyman off one of these sites, they did some great work for me and the guy is doing handyman work and working semi-full-time.

This could include computer delays, the inability to reach the site, creating a late filing, and subsequent penalties.

Some sites are not able to provide back a credit score, because they don't know how you will handle the data.
