@JT Thomson, the best way to do this is to research top luxury agents who can successfully lease your sister's place. 

To those who self-manage luxury rentals and are not licensed real estate professionals, are you concerned about your listing (listed by owner) attracting scammers?

This is money to the right vintage guy.Therefore, the wiser course now, for the BRRRR you want. would be to cover it, with carpet, padded laminate flooring, or luxury vinyl plank flooring.

EMD should not be greater than $5k, unless you are buying a luxury property.

We have another one in a luxury beach community that does nominally well, but I really blame the regime/community fees more than the strategy.

I typically like the smaller studio / 2 bed units for STR to avoid parties but I do have a luxury rental in SWFL with all the amenities for a baller stay. 

What are some of the lesser common things you add to your properties that may make it feel more luxury, or make it worth more?

It doesn't need to be luxurious but something from this millennia provides noticeable returns.

Such luxury market clientele highly value every single minute they can save.
