I just went under contract on a flip in Mandarin that has some unique layout features, need some opinions on what and how to renovate, do you have any interior designers you use or recommend?

Admittedly, I'm not looking for Multi Family.Michael,  It's tough for me to lay out the full details of the JV, and might be better discussed at a meet up.

I haven't heard anyone anywhere really lay out a solid step-by-step strategy for using a HELCO in this manner.

Make sure your agent communicates the reasoning why your offer is low (extensive renovations are needed, place is old, layout needs work, building permits needed, etc.). 

The two properties are almost twins with basically the same layout size and such.

Best to talk to your CPA/EA who knows your exact facts and circumstances and can lay out all the options.

- Awkward layout with upstairs steps coming off of kitchen, small living room, 5 beds with only 1700 sqft.

Do the harder stuff and lay out a project for the customer with regards to how the milestones will go, where the QC checks will be, and when payments will be issued, based on project costs (materials, and labor).

Knowing I have to put forth some leg work will help me lay out a game plan and get going.

Would your Brothers be able to come up with a better layout for the kitchen?
