My best advice is using Facebook, because you can do all sort of laser targeting ....My friend has great success.

I've also seen where a main beam has broken and is setting directly on the dirt under the house, rotting away.  

We did a flip last year & I was allowed to pull all the permits & do the all the work, structural (LVL beams etc), all new electrical including rewiring & all new plumbing.

We added an extra bedroom, replaced the big wooden beams of the carport which were rotten and he also taught me how to do the AC/Duct system in a house with no attic and boy, IT WAS ONE HOT SUMMER!

From my estimations, it seems that even with structural damage/beams needing to be replaced, and new sheet rockwork, construction costs would not go above 20k to reinforce/repair.I know that some people do buy site unseen, but this would be my first rental property.

Saved money, went with creosote poles versus I beams.

The steel beam in the middle of the house is out of plumb.

The house was built in the 90's, so it isn't likely to be pier & beam.  

Dustin Beam I agree, there's a few excel calcs I've used but I was hoping to find something that would allow reporting as well.
