I already told them what I generally expected during the time they came out: floor replaced (faux hardwood throughout w/ new tile in bathroom & kitchen), new tub tiled all the way to ceiling, replace sink, replace mirror, new bathroom shelfing, new toilet, reface cabinets or new cabinets if cost efficient, new countertop, reframe all doors, replace baseboard, paint all rooms. 

You can put a basically put an infinite # of properties under an LLC.

Zoho is great but it's a pain to get it integrated with an off the shelf website.

Any real estate agents that are top shelf in that area you can suggest?

you need to get per approved by a top shelf lending company that the local realtors know performs then go shopping.

Just strike up a conversation about food on the shelf you are both looking at, or the long lines, and before you know it, you will be out of your shell.

I pocketed more money than I could have ever owing rentals.. then I did it twice again from 2010 to 2014 and my current house.. so there is multi million  of tax free money .. and my Lake O house has shot up like yours were its up close to 400k... ( I built this one though so probably 150k is builder profit).. either way.. all owner occ all sold and NO tax paid..decisions decisions...I love the top shelf Chilean cabs. 

Year 2, cash invested might be pulled from reserves (if you're doing it right) so you actually have an infinite COCR in year two.

Have a contract on 2 lots on a cul-de-sac - since I had posted about this most of the lots are gone - another contact I have met through BP may buy some of the remaining ones and we were going to see if we could combine forces in some way.Met with the draftsman today to finalize the designs - he has an off the shelf one he's used over the years for some other large duplex builders over the years he'll modify for us.  

These are what I like to call recycled product, which usually has a 5 - 8 year shelf life or in better terms the game of hot potatoes- who or which investor is getting stuck holding the bag.
