@Marty Gold,When comps are scarce, you can sometimes take the available recent sales and/or current listings and break them down to $ per square foot and use that to make a guess.You'll find BPers are not fond of that, but when there's nothing else to go on it will give you a number without shelling out for an appraisal or working with an agent/broker for a CMA.Get a CMA when you can.

@Robert Lorenz There are some lenders that are not fond of them and it could be because they are not well informed.

For the moment I'm currently using the list to hopefully fondness motivated sellers in hopes of flipping or wholesaling them to other investors.
