As a Property Manager in a market where many owners choose to manage on their own, I've seen several examples of owners losing their homes or properties because their tenants did not pay or caused excess damage.

I did talk to a couple trying to buy a $1.4+ million duplex/2 level flat here and house hack it (they were outbid). 

When you buy a property, and hold a mortgage on that purchase, the excess cash you have between rents and costs is a form of profit but the short fall is NOT a loss, it's additional capital investment. 

While that bodes well for opportunities, the out of pocket cost would be excessively high as well.

I don’t think it will tank I think we will have 3-4 years of prices pretty flat and some locations yes they will go down.

Both me and my husband are currently working, so the excess, if we do have it, sometimes goes to one of our rental houses.

Other brokerages offer 100% commission for a flat fee and might offer some small broad mass training, but you'll have your time.

Risks are high and rewards are ok at best in FL at this time.

I bought my 2-flat in  November 2023, 2 weeks before my 22nd birthday.

Some lenders have a flat PPP but most are structured as stepdowns.
