I just finished working on it and waiting for their tech support to help me publish my website under my own domain.

The contractor suggested building a French drain along the fence line and finishing it off with a retainer wall to match the others the builder did.

Usually when they transfer from one LLC to another, they aren't finishing the job and are burying something since LLCs often don't do seller's disclosures as well.

Bringing strangers into homes and paying them to work with occasional argument about finishing work.

For example, you may build a house that costs $1 million to build, but once it is finished is immediately valued at $1.3 million, so you created 300k in equity out of thin air which you can use to borrow against.

You pay a once off membership cheapest one is $18k, and then after his team will find you deals, you put down the down payment and his team will do the financing and if there is any work that needs to be done they get the contractors and over look the whole project from start to finish and manage it also.

The installer said it will be ~6-8 hours job and can finish within 1 day - but the tenant says he wants to have 1 day relocation and need to stay out of home for 1day. 

I just finished my first flip, where I completed some of the rehab work myself and/or alongside a GC.
