My clients once they come on board with us generally will flip 5 to 40 homes a year.. pretty hard to do more than about 3 or 4 a month but I have a client in KC that does at least 30 to 40 with me and I know he has another lender.. the difference with a company like ours that is a capital partner your paying a touch more for the service but once its going its ALL our money and then the partners work.

Some may tell you that you can systematize anything, but the problem is, every individual home is different (even the newer cookie cutter neighborhoods).Focus on two or three neighborhoods and know what a good deal looks like in those pockets.I would also temper your expectations as far as finding a lot of equity on MLS.

Thanks for your insight, I didn't realize that's what it was- I wasn't 100% sure of the method, and knew it was in the "too good to be true" category, but that's a whole different presentation there of what this method really is.

You should take a break from buying if the deals don't match your buy box, you are out of money, or for several other reasons (partner isn't on board, over-leveraged on different properties, acting out of FOMO, etc.).
