The provider I am using allows for 60 days of continued coverage once construction. 

@Martti Eckert in our opinion, you'll need to be really familiar with construction, including costs, or be able to find somoen on the ground you can REALLY trust (but still verify).

The vast majority of new construction, especially in Denver metro and the surrounding communities, has been multifamily and townhomes.

For some background info, I am 22 years old, and I graduated college in May 2024 with my bachelor's in construction management.

Due to increased rates i did not refi so i did not get opportunity to see how an appraiser valued the half bathroom but the comps with same bathroom count had crazy valuation for the additional half bathroom.Taking under utilized space like a work area to add a br where the added br does not put you above the normal for the area can add value.Similar if a neighborhood is virtually all 3 br and 4 br properties and you find a 2 BR, it could be a value add to add the bedroom via new construction.  

I'm presently a facilities engineer by trade, who does some construction and maintenance for landlords on the side, hoping to get back into the private real estate game.

That discussion pushed me towards ground up construction, where I finally find myself today.
