If the inspector recommends having an electrician come in and do any further inspection, it's probably best to follow that advice too.A sewer cam inspection might be a good idea too.Good Luck!

VacantAll NNN lease with expenses reimbursement from the tenants. seems like a good location as it is just off of freeway and there is Chuck E Cheese, Apple Bees, Raising canes and other  good retail around the location.We are trying to get the latest income statements from the realtor to assess if the tenants are doing good (mainly from the bar which is occupying 50% of the space and lease coming to an end in 2022)According to our calculation cash-on-cash is around - 8.5% if the building is 100% occupied Assumptions: 25% down payment and 75% loan from the bank @4% interest rate 30year amortization Operating expenses included - Property taxes, Insurance, CAM, Management fee.Are we missing anything from the calculation ?

You could use something like trail cams.

Also I see what looks like a macerator on the sewage line with an electrical connection (to the right of the window).That might be in indication of sewage issues in the line to the street.You might want to have a sewer cam done (by a reputable company).Maybe try to find out the age of the macerator, and any history if issues, and if it truly is a home use macerator vs one for an RV.A home inspection might also be a good move.Also the old cast iron sewer pipe looks to be wrapped with some kind of insulation, you might want to see if you can get any info on pipes freezing in the winter for that building (or if the pipe is cracked and someone tried to bind it back together).Good Luck!

You and the neighbors should consider setting up trail cams or some type of security to catch this guy in action.Mini splits are nice and should be cheaper.
