@Reid Ervin Great questions—there’s a lot to unpack here, but I’ll share what I’ve learned from my own experience, especially from a flip turned BRRRR, that I partnered on last year in Longmont CO.

We've done around 60 deals using the fix-and-flip strategy, BRRRR strategy, and build-to-sell strategy!

I would encourage you to learn the market you plan to invest in now and to continue to learn about the different methods of investing.

You can even plan vacations that are written off if using the sandwich method by doing work on Friday and Monday for real estate and the weekend is there so you do vacation stuff so all lodging and travel can be written off. 

The other method is to use a “safe harbor”, i.e., the specific procedures laid out by the SEC in Regulation D.  

What are some other emerging markets maybe with a bit lower to cost to entry for a BRRRR strategy?

@Alex Silangyes, i will buy - but only to BRRRR, or on seller financeand only if the numbers workmade 2 offers toward the end of last year on potential BRRRRs and got outbid. 

Was looking to save where possible in this market but the method I proposed is not worth the consequences. looks like 20% down it is!

For example, the valuation method is different, and banks lend on it differently.
