Are you licensed to recommend investments (i.e. financial advisor, broker, dealer)?

At best it acted as a broker and has no investment in the property.

If the latter, depending on the jurisdiction, YOU may need to be a licensed real estate agent/broker to engage in what’s commonly called “wholesaling” but is actually “flipping”. 

Just need a good broker to help find you off market deals and know the area.

Most Brokers on this site work very specific markets.

Looked around the site, I only see lenders, property managers, agents, brokers, etc. but not developers?
