I'm still on board with them for the new projects, and in fact just had a zoom call with the founder a few weeks ago, going over the current status & plans for Belize.

Most every lender on this board can do both conventional, non-qm AND DSCR. 

If you get a boarded-up trap house, you may not be able to sell it or rent it.

Is that across the board, or target market specific? 

He needs to find a place for himself and his kids to live and that isn't your problem.

The inspection will also vary depending on whether there are kids in the house or not - they don't care about a couple small flaking paint spots if there are not children. 

I get it, but it is state law, not local law, and they are just now enforcing it across the board as they are required by law to do and they are not picking on people.

The reason as to why these projects stayed on the drawing board is because they weren't essential at the time.

Problem was it's a common perk for Chinese restaurants to provide lower paid staff with room and board, and without the upstairs apartment, renting an apartment in nearby towns for staff is a problem with rooming house regulations beside a major expense.
