I pay a little more in tax, but I also can deduct certain other expenses that offset that.As a Tax Auditor (my day job), I hate having to "follow the money" in an audit, especially if the Company I'm auditing doesn't provide bank statements to review with cancelled checks for ALL of the bank accounts.

A 4 unit hack should get you a profit every month whereas a 3 unit house hack may allow you to break even.i've seen it happen before, on our auditor it puts C for commercial but if you go to the actual zoning map the actuals zoning is always R4. so the underwriters who have never sold an investment property have to be taught a lesson each time lol

Where I am permits are not posted on the auditors website even though there is a link for the info - you can try calling the local city building department and ask them for any previous permit info.
