Josh,If your ARV and Rental values are accurate, I would say this is not a bad deal.

@Josh Sicotte I work with a lender that lends in TN and 33 other states, but they will not go higher than 75% LTV unfortunately for a non-owner occupied property.I would guess if you can find lets say 85% LTV you would probably pay accordingly in the form of a higher rate and points.
