Well to bring you up to speed we all agreed a big screen LED television is what you should deliver each tenant on Christmas Eve while dressed in a Santa suit

One neighbor goes to work at 3AM, so starts their car in the morning, or showers, or uses their closet to get clothes to get dressed, etc.

Not judging, just acknowledging that it happened, and others followed it and essentially made it socially acceptable to do dress like this.

I personally would never give that info to a potential landlord ..And while of course as landlods we need to ensure we approve tenants that will pay their rent and not damage the unit,  whether someone drinks, smokes pot or dresses up as superman  is none of my beeswax - as long as they meet my screening criteria ;) I actually think I checked social media on only one applicant.

I also had a tenant that dressed in expensive Italian suits every day.

I'll probably dress it up as a home office/kids playroom.

Otherwise if I was me I would build a relatively simple built-in adjustable shelf unit above and alongside the fireplace with veneer plywood and a simple face frame (using a kreg pocket hole jig), perhaps with a tv recess, and maybe dress up the mantle with some off the shelf moldings from HD.
