You have to bring alot of value to your tenants to get those kinds of rents around here or get a real deal of a unit or otherwise add value to the property without injecting a ton of cash.

I started pulling data at the probate courts for leads and never got around to mailing them.Like many people on this site, my ultimate goal is to have multiple rental units, but I think at this point in my life, I would really like an injection of cash... so wholesale deals are probably what I'm aiming for.I currently have a part time job with a real estate company and I'm noticing alot of brand new homes in Vienna and Arlington.

If projects stall mid development and the developer doesn't have big pockets or is not willing to inject more capital foreclosure will come unless they can bring in a partner to save the day.The lender ( special servicer) might be able to appoint a receiver to come in and service the property.

That increase in housing prices has not been due to new homebuyer demand - first time homebuyers - where the upward progression starts in an organic market increase.Because I believe we are running into this bubble market, especially at the higher price points in their area of Arizona, and because there is strong investor demand for such houses, I advised John to consider looking at wholesaling more of their leads and really cherry-picking what they keep to rehab.Our whole economy is full of air - money injected into the markets by the Fed.

You do need to be careful about the percentage of ownership you give though since the lender may require an investor become a sponsor if their ownership percentage is 19% or higher and that's usually problematic, but it can also help if an investor is willing to become a guarantor for a higher equity stake and they have good liquidity/net worth to help secure the loan.That said, some lenders will require you to inject some funds of your own, but not all.

It is unfortunate but true that too many folks think "self-directed" also means "do it yourself", and want to steam ahead without consulting with the proper tax and legal expertise.That personal loan the wife took and then injected into the deal is a very clear prohibited transaction and there really is no solution for that.
