I have cold cash can close quickly using my escrow company, off market, wholesale, bird dog, reo tapes I have a big appetite and any color. 

That has gone so fantastically it wet my appetite to buy more rental properties. 

Find a smaller to midsize bank that has an appetite for investment properties in portfolio mix.

This town is a little suppressed on rents and I was basing my value on $750.

2) My balance sheet is limited (as is my wife's risk appetite).  

As for the ten property question, of course it depends on whether or not there is a better opportunity to use that 60k, and what market conditions are like, but cash is king, so depending on your risk appetite you have to make that call yourself.

I feel I have a good design sensibility and an appetite for numbers and these can hopefully help me succeed at this!

Hi @Frank Hsu  Where to invest recommendations are like restaurant reviews...it's all up to ones appetite. 

And we know that there is a tremendous appetite for the general investing public to hop into the RE space...

Accusing a fee manager of "GOUGING", (all caps), probably goes a long way to ensure a suppressed response by lots of people who may or may not agree with you.
