This year, I’ve decided to focus on the tenant experience by painting entire walls, not just touching up!

A lot of operators don't focus enough on the asset management component and rely too much on the PMs.

As Josh mentioned, it's important to find your right fit, I wouldn't focus solely on price especially if you're looking to be very hands off and you're looking for quality. 

I'd also worry about the showings and if someone steals something from the tenants (or the tenants claim something is missing).Focus on getting the most you can for the property.

I get a good laugh when I read  new investors post about buying C/D neighborhood assets liabilities and announce to the world how well they perform in the first few years focused solely on cash flow. 

So back to the drawing board, but for myself the big takeaway is to continue on the course that I set out on and too continually learn and stay involved with goals that I set out on and to stay focused.

Instead of focusing on move-in-ready rentals, consider fixing up a cheaper property (BRRRR method) to add value and boost cash flow.

Something like practicing math homework at home, but with a focus on real estate instead.My pleasure, man.
