You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

It seems like a great time to buy and rent in cities like Davenport, Winter Haven, Haines City, and many more.

Winter came and since then the rental unit has flooded every time it’s rained.

I would check out Citrus County and Holiday its next to the Gulf beaches and a lot of winter/summer attractions.

Locking at 70 in the winter and 50 in the summer would be my thoughts if going this route.  

There is less risk of amoeba with cooler waters and often enough wind to windsurf on the lake in the winter.  

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

There is no sense in hurrying to get a property to market heading into the slow/dead winter season.
