Sounds like a pro tenant scam.

Yes, there are plenty of scams, bad offerings, incompetent managers, etc. that use RegD, but the chances of avoiding a disaster are greatly improved if the offering is Reg D rather than relying on the general exemption.4 - A properly structured Reg D offering cost starts at about $10,000.  

I actually got scammed from the beginning.

This guy is smelling scam from a mile away, he immediately tries to sell you something, I messaged him and looks like one of his people who manages his messages pressured me to get on a call for a mentorship which will show me how to make 500k-1M per year through wholesaling. 

I'm very risk averse so I'd only buy from developers I personally own but you'd still be fine if you do a thorough due diligence.Speaking of which, @Lillie MAnon, the deal you mentioned sound like a scam.

Tenants may be hesitant thinking it's a scam if you're asking for deposits and money without being live in town (that has become a big problem).It is possible to do yourself.

There are laws protecting the landlord from being scammed on this, so no, you don’t have to accept a letter from one of the dozens of sham ESA certification websites out there.
