But, keep in mind that once a tenant starts thinking that the place needs a bunch of work, they will usually get picky.I learned this when applicants would insist on seeing a unit before it was ready.  

But this neighbor thinks the insurance process too slow and insists that my tenant or me to give her credit card number  so that she can use her favored contractor to fix the support beam in next 48 hours, otherwise will file lawsuit against landlord. 

When I took over management of a building with several cash paying tenants, I insisted that everyone start paying with money orders or checks.  

When I've been checking with previous landlords, they are insisting on the waiver before proving me with the information.I ask landlords the following questions:Did the tenants pay X amount of rent and live their from Y date to Z date? 

I ended up kicking out one lady who insisted on spending her money on tattoos instead of rent.

I put her in a vacant apartment and the owner even helped move her stuff in there, and she insisted on her carpet being replaced because the plaster had stained it. 

Insist they call you for every single thing and use your maintenance guy.  

I'll notify her that if she continues to insist that I send a repair person and they find that the machine is not working properly because she's not using it properly, then I will charge her for the visit.We definitely plan on raising the rent when the lease is up.  

They've only been in the house for 6 months and have consistently tried to pay late every month (I have insisted on on-time rental payments, and they have complied, but grudgingly), brought a dog in despite a "no pets" policy, and are generally stand-offish (the first thing they did when they moved in was install a security system, and when I come by the house even with an appointment, they call me while I'm on the front steps and say that they're not in the house).
