keep your heart out of it.it's a business, make sure renters understand it's a business.never rent to friends and relatives, your the last one they will pay.get your team in order. automate rent collections if possible. late payments should be dealt with on a schedule. fix anything wrong, thank them for letting you know about a problem. i can't fix what i dont know about. 

QB does not allow an automated feed (which is crazy).

I know it takes several days for a third party payment service to debit the tenant's account and deposit to my account (and then it takes one business day to become available), but I like the automation.

Automate for scale.

You take all of the tenants payment (which consists of PITI + your cash flow) for any particular property with a HELOC and turn it against the balance of what is owed on the HELOC (pay the taxes & insurance out of the HELOC via auto pay at the appropriate times...completely automated).

Otherwise, we don't leave voice messages if we are calling on one of our automated dialers. 

Anyone have any ideas they are willing to share as far as automating your real estate business using technology?

Similar situation with bnb: led to an automated response stating the homeowner cancelled the stay and then they took a cancellation penalty as well.Airbnb has a newer feature that, if you allow them, they alter your price based on competition so id receive bookings for far less than I originally posted.
