Very inspiring thread. and to me the theme is the money is made buying low value add sell high.. and or the dreaded APPRECIATION .. who ever coined APPRECIATION is gambling needs to read this thread.. 

Then you absolutely know if your management isn't meeting your expectations, because you've "been there, done that".As far as furnishings go, what theme are you going with?

Enough said but to add to it colleges, weddings and what if’s.

But regardless .... we won't stop You all got dragged into the hood.. this theme repeats itself quite a bit in those markets..
