We live in Santa Rosa Beach, FL but a few things have pointed us toward the Akron, OH market...First, I’m a blind and nearly deaf veteran which rules out much of the conventional searching on my own.

Carpet ruined by pets, smelled like smoke, cupboard doors broken off, blinds destroyed; in a word - thrashed.

You should do your own research and not necessarily just trust their numbers and inspections blindly. 

If we flipped it, we would definitely need to redo the bathroom and kitchen... but for a rental they would fly.We put in new waterproof plank flooring, replaced the doors, blinds,  and spent about $600 to get some simple plumbing and AC fixes done, and replaced the electrical outlets and switches with updated ones...  

A lot to discuss, bottom line - money can be made, even nice money, but those walking in blind are simply crazy:-)All the best,Israel

I am definitely not blind to the inevitable issues that plague this industry, nor do I think I would be any better suited to remedy those issues.

But anyway, figured I'd ask about your experiences before goin in blind! 

If his concern is "spooking the residents" there should be no reason the seller won't send over financials.The key is that if you are buying blind, your PSA contract should give you lots of "out" clauses.  

I found a smoking deal on a SFH, and I want to be sure I don't let the idea of cash flow blind me.

If you've not seen how a team handles an easier deal you're putting a lot of blind faith into a team that's going to have to handle a deal where there will likely be hiccups.
