There isn't the emotional attachment with raw land as there is with homes so it makes it easier in that sense. 

Hello all, I'm so in need of advice on wholesaling raw land.

Already mentioned but worthy of repeating, are mortgage brokers that specialize in jumbo investments---jumbo buyers tend to investigate & explore lending options before entering the market/engaging the services of a realtor and this could prove to be a fruitful source of buyers.

We have did a few cabins, have swapped logs or raw lumber for hardwood flooring or other building materials , If you have the right logs see if you can trade part of them for a cabin frame .

Great pays are only done by your own fruits of labor.

Being that I have invested in Numerous Speculative Endeavors which are bearing fruit I just want it to be known that I don't care for negativity, just positive results.

I'm basically looking at knocking the house down, subdividing, and then listing the 2 lots.I'm trying to get an idea of what I can expect to get for each building lot when all is said and done, but I can't find any comps for raw land.

This probably is why the family is selling with the tenant still in there.You have to look at TIME to close this deal and the RETURN and see if more sweeter low hanging fruit is available elsewhere.

Any recommendations from folks who deal in raw land, subdivisions or developments?
