@Brady Stout who is your QI for the exchange...they have the answer...I'm not a 1031 rule expert...but I have not heard of 1031 restrictions that dictate how you take title...seems overly restrictive and complicated...

Just like when buying the deal I will let the refi numbers dictate if the Refi is worth it or not.

They would rather do a 3 month workout with the lender to put payment on the back end or amortize over the next 5 years etc.Lenders are smart and know if they just help the landlord in the short term it can be usually better than forcing a sale and taking a massive loss today on the loan.Now there are some weaker landlords with loan structures that dictate they have to do only a certain option or force a sale etc.I have a friend working through 1,700 retail leases right now with his shopping centers.

Communism is unachievable because it's inevitable some individual or entity owns all the things, thus the state, just like socialism, dictates where you work, who does what, production, value, and what you need.
