I'm a 28 year old school bus driver and looking for advice on how to get started in real estate and advice on how to go about looking for a ethical and trustworthy mentor 

The neighbor's include a coach and his wife, a truck driver (who parks his big-rig in the driveway), two families with small children that play in the streets every weekend, and a group of college students. 

Only 1 out of the 10 that showed was actually licensed but he was mentally unstable, to say the least...Most that showed had no transportation and/or drivers license, they had a family member drive them to the site. 

I've spent years growing up riding my bike, working political campaigns walking door to door getting intimate with all the neighborhoods, years being a delivery driver for Jimmy Johns really getting to know the different types of neighbor hoods and demographics of each part of town.

It describes in detail the fundamental drivers of the real estate cycle in any market, how they change with different stages of the cycle, and how you as a strategic real estate investor should track them in your market(s) so that you can make strategic investment decisions based on what is happening.

But other locales, yes, I could see salt/slime being a driver for washes.  

Economic drivers / access to jobs in Greater Boston, schools, public transit, public investment and revitalization projects, news restaurants and services, etc. 

@Rohini Parab -  The UC is more of an economic driver here in Merced.  

There have been stories in the news about Uber drivers who had been screened and background checked by Uber, only to commit violent crimes. 

Then with summer options seeming more plentiful and again the demand driver cities, I can see getting about 80-90 days occupancy better (between winter long weekends maybe a couple of holiday weeks, and 4-6 summer peak weekly rentals).
